Besides brand recognition that builds over time, the big portals get their traffic that they sell back to real estate agents as leads the same you way you get traffic. Google and Facebook Ads. Your big advantage as a local agent is that you can make your ads a lot more local. People know what areas of town they want to live in, and that is what they are searching for. Zillow and the big portals just target major cities, because they don't know all the neighborhoods, sub-divisions and master-planned communities. Targeting those, you'll have way better conversion, just make sure your landing page delivers on what you promised in the ad.
